  • Yes. Gilead Home Buyers is led by Joseph Bernstein, a licensed, third-generation real estate professional with more than 15 years of experience across real estate brokerage, investment, development, and construction throughout the DMV.

Joseph grew up in a family of builders and developers and works alongside his brother, Eric, in residential real estate.

Gilead believes in complete transparency and encourages homeowners to understand their options, ask questions, and make informed decisions. Our goal is to provide a fair, straightforward alternative to the traditional home-selling process.

  • Every offer is based on the individual property, current market conditions, comparable sales, estimated repair and renovation costs, and our knowledge of the local market.

Because Gilead is backed by both licensed real estate professionals and experienced investors/developers, we evaluate properties from multiple perspectives.

We believe in making honest, realistic offers—not lowballing homeowners or using pressure tactics.

  • Once you accept our offer, we move forward with the closing process and open title with a reputable local settlement company.

The settlement company handles the necessary paperwork, title work, payoffs, and coordination required to complete the transaction.

We keep you informed throughout the process so you know exactly what to expect from contract through closing.

  • We understand that selling a home is a major decision and circumstances can change.

Our agreements contain standard contractual terms and protections. If you have concerns or your circumstances change, we encourage you to communicate with us as early as possible so we can determine the appropriate path forward.

Our goal is to make the process straightforward and pressure-free.

  • Yes. We can often purchase homes with circumstances that may make a traditional sale more complicated, including:

    Tenants in place

    Outstanding liens

    Inherited properties

    Probate situations

    Properties requiring significant repairs

    Vacant or abandoned homes

Properties that need to be sold quickly

Every situation is different, but our experience in real estate investment, development, and transactions allows us to evaluate complicated situations and determine whether we can provide a solution.

  • No. Gilead purchases properties in their current condition.

You don’t have to make expensive repairs, renovate the property, or prepare it for showings before we evaluate it.

Whether your home needs minor updates or significant renovation, we’ll evaluate the property based on its current condition.

  • No traditional listing commission is required when selling directly to Gilead.

Because you’re selling directly to the buyer, there is no need to list the property on the open market or pay a traditional seller’s agent commission.

There may still be customary closing costs or other transaction-specific expenses, which will be clearly explained before you make a decision.

  • We can often close much faster than a traditional home sale, depending on the property and circumstances.

The exact closing timeline is determined by the contract, title work, and your needs. If you need more time, we can discuss a closing date that works for you.

  • No.

Receiving an offer from Gilead does not obligate you to sell your home. We believe homeowners should understand their options and make the decision that’s right for them.

If our offer isn’t the right fit, that’s okay.

  • A traditional sale may be the right choice for some homeowners. Others may value the simplicity and certainty of selling directly.

Selling to Gilead can eliminate many of the challenges associated with a traditional sale, including preparing the home, making repairs, staging, showings, negotiating with multiple buyers, and waiting for a buyer’s financing.

Our goal isn’t to tell you which option is best. It’s to give you another option—and let you decide.
